Whether you are buying or selling one thing is certain – you want the transaction to be as smooth as possible. Unfortunately this is often spoiled by last minute surprises.

This can affect the price and cause delays.

Two things which should help are just not happening as one might wish:

  1. The government’s plan for a pack containing relevant information to be provided by the vendor is now a pale shadow of the original idea and there is no requirement to include a survey of the electrical installation.
  2. When a surveyor is engaged to look at the property he is most unlikely to state up front that his report will not include a survey of the electrical installation. He MAY make reference to it in his report and he MAY recommend that a registered electrical contractor is asked to do one – just when everyone thinks all the information is to hand!

This is in spite of the fact that the Guidance Note to the British Standard for electrics recommends that the installation be checked and  an Electrical Condition Report obtained at every change of occupancy.

So be safe rather than sorry. Avoid problems and disputes by taking advantage of the services we offer.

If you do not want to fork out for a full inspection and test at least cover the main points with a free visual survey and put your self in the picture at an early stage.
